Infrared (thermal imaging) is an advanced, non-invasive technology that allows the home inspector to show clients things about their homes or buildings that can't be revealed using conventional inspection methods. Ancillary inspections are just as important as the reports generated for standard inspections. For something as specialized as a thermal imaging inspection, it's critical that the information presented meets the clients' needs for information they can use and act on.
Professional IR cameras can easily detect the following and more:
- heat loss & air infiltration in walls, ceilings, floors, windows and doors;
- damaged and/or malfunctioning radiant heating systems;
- plumbing leaks;
- hidden roof leaks before they cause serious damage;
- circuit breakers in need of immediate replacement;
Thermogram Case Studies:
The following is a collection of infrared pictures taken from various home inspections showing common defects. Pointing out these defects to our clients ultimately saved them hundreds if not thousands of dollars in working with sellers. Roof insulation voids, leaking air ducts, window and door framing air leaks, mold development, wood rot, and electrical panel hot spots are just a few defects that could go undetected for years costing a new home owner thousands in wasted energy and repairs.
Although these defects were not visible to the naked eye, they were clearly identifiable with our super sensitive infrared camera. Our hi-res camera combined with our extensive knowledge of thermal energy and heat transfer assured our clients that there will be no surprises months after the home is purchased.
